While both parties benefit, we believe that is backwards. It's the lodging provider who stands to suffer a loss in the event of guest damage and its best that they be the one to initiate coverage and receive the funds in the event of a claim.

<span style="font-family: "arial" , "helvetica" , sans-serif;">

<span style="font-family: "arial" , "helvetica" , sans-serif;">Traditionally, vacation rental owners have protected against accidents through the collection of damage deposits. The funds were held in escrow and the property was inspected at departure to ensure there was no damage resulting from the guest stay. If not, the deposit was refunded. If yes, the lodging provider and guest have an unpleasant conversation about cost of repairs.

<span style="font-family: "arial" , "helvetica" , sans-serif;">

<span style="font-family: "arial" , "helvetica" , sans-serif;">Today, the financial risk is taken on by the underwriter and the guest pays a fee equal to a fraction of the coverage amount. Eliminated is the need to for the guest to come out of pocket with hundreds or thousands of dollars and the need for the lodging provider to manage those funds. The lodging provider purchases coverage and adds a fee, typically referred to as a 'damage waiver', to cover the expense of the policy. Both parties are protected.

<span style="font-family: "arial" , "helvetica" , sans-serif;">

<span style="font-family: "arial" , "helvetica" , sans-serif;">Damage protection should be put in place for every reservation. You never know when an accident will happen, no matter how large or how small. Guests should be made aware that coverage is in place and set rental terms that require a guest to report damage. We provide sample rental agreement terms to our participating partners. Once damage is reported, an online claim is initiated including a photo of the damage and a copy of the receipt(s) for repair or replacement.

Unforeseen events can result in the need to cancel or cut short your travel and insurance is designed to reimburse you for losses you face for non-refundable costs such as lodging, airlines, cruises, excursions, events and more. Included is reimbursement for medical costs, medical evacuations, flight delays and lost or delayed baggage. The coverage is underwritten by Nationwide® Mutual Insurance company, a trusted name since 1926 and covers all members of the traveling party (up to 20 ppl).

Should I purchase coverage?

The short answer is, it depends. Travel insurance makes sense if you want to protect the money you’ve laid out for your vacation. But no one can blame you if you’re hesitant to add additional cost to your travel budget after paying for airfare, lodging, meals and activities. Still, if you prefer not to lose that money if something unexpected happens, travel insurance can be a smart investment.

What travel insurance should you get?

Before looking into travel insurance, think about the reasons you might cancel. Are you traveling during hurricane season? Perhaps there are family members in ill health? Is it possible your school year will be extended, or you will your employer require you to work? Maybe there is unrest in the country you’re going to visit? Are you nervous about the CDC issuing a travel warning for your vacation destination? Concerned with airline cancellations happening more frequently? These are all valid reasons for cancelling a trip or wanting insurance coverage. But not all travel insurance covers these concerns.

Standard travel insurance covers cancellation or interruptions due to more than 30 different events that could come up. These events will reimburse you for 100% of your loss up to the coverage limit purchased. Cancel For Any Reason (CFAR) provides added flexibility providing everything in the standard policy PLUS partial reimbursement (typically 60%) should you cancel for a reason not covered by the policy. With CFAR, you don’t need a reason to cancel, however the decision to cancel for a non-covered reason must be made 48 hours prior to your trip start date.

What does coverage cost?

Travel insurance cost is based on the price of the trip and the coverage selected. Coverage for the group, regardless of the age of the travelers, is 7% for standard coverage or 10.8% for Cancel For Any Reason (CFAR) coverage. It can be a small price to pay to safeguard your investment for a short getaway or the trip of a lifetime. Coverage can be purchased at www.travelprotection.insure and your policy is delivered by email to your inbox.

About Protection Brands

Travel Protection products are offered by InsureStays agency and powered by the Protection Brands and RentalGuardian technology platform.

<span style="font-family: "Calibri Light",sans-serif; margin: 0px;">Tropical Storm Dorian is expected to make landfall in Puerto
Rico this weekend, potentially as a category 1 hurricane. Dorian's center will pass over or near
Puerto Rico and the U.S. and British Virgin Islands later Wednesday and the
storm will be near hurricane strength when it does. Rainfall amounts of 4 to 6
inches are expected, with ten inches in some places. Dorian
is on track to hit the Bahamas and Florida in coming days.

<span style="font-family: "Calibri Light",sans-serif; margin: 0px;">For those with travel insurance, you may be covered as travelers can be refunded their entire trip cost if
their flight or cruise to their destination is canceled by the storm or
if their accommodations at their destination are rendered uninhabitable. Those
travelers with Cancel For Any Reason (CFAR) coverage have added flexibility and
may elect to cancel their vacation plans to avoid the weather. CFAR decisions and claims must be initiated
48 hours in advance of start of travel.

<span style="font-family: "Calibri Light",sans-serif; margin: 0px;">It is too late to purchase travel insurance for Dorian as travel
insurance only covers unforeseen events. As Dorian became a named storm on August
24th, new policies purchased on or after that date will not
refund trips cancelled by this storm.

<span style="font-family: "Calibri Light",sans-serif; margin: 0px;">Travel policies purchase now may not cover Dorian, but as we are in
the heart of the hurricane season and this will likely not be the last storm of
the year, it will cover future storms yet to be named. Protect your travel investment
by purchasing travel protection at www.travelprotection.insure.

It is the most efficient means and it provides preferred pricing for lodging providers who make reoccurring purchases. Visit www.getdamageprotection.com and then bookmark it for future visits. Choose 'PURCHASE' from the main menu to initiate a transaction.
<span style="font-family: "arial" , "helvetica" , sans-serif;">

<span style="font-family: "arial" , "helvetica" , sans-serif;">At the site you will see that there are three form sections to be completed:

<span style="font-family: "arial" , "helvetica" , sans-serif;">Primary Coverage Holder - this is information about you, the individual who is purchasing the coverage and who will receive the check when a claim is processed. It's your basic contact information and often your browsers auto-fill function, if turned on, can populate this information for you, saving time.

<span style="font-family: "arial" , "helvetica" , sans-serif;">Property and Coverage Information - this section is about the property and guest stay for which coverage is being purchased. The only guest information that is needed is the booking date and the begin & end dates of the stay. Contact information for the guest is not required, although in some cases a claims adjuster may request this information from you should a claim be filed. The booking number is for your reference. If you click the 'save property profile' box, property information will be saved and made available by selecting the property from a drop down menu that will appear the next time you visit. This is especially helpful if you own or manage several properties.

<span style="font-family: "arial" , "helvetica" , sans-serif;">Payment Information - This information is needed to process your credit card payment. If much of the information is the same as the Primary Coverage Holder, you may elect to check the box and copy that information to the billing section. Also if you would like the system to remember your payment preferences, you can click the box labeled 'save card'. The encrypted information is stored on the credit card merchant servers, not on our servers to speed up time on your next visit.

<span style="font-family: "arial" , "helvetica" , sans-serif;">Once you click the 'purchase' button the order is submitted for credit card processing and the program administrator receives the coverage information. You will have the option to print the confirmation to a file which we recommend you do for future reference.

<span style="font-family: "arial" , "helvetica" , sans-serif;">

<span style="font-family: "arial" , "helvetica" , sans-serif;">Purchase information is available in your partner portal. A future software release will expand on the details to make the information of greater use.

Over the past few years the majority of vacation rental companies have moved away from damage deposits and have implemented a damage protection plan to protect guests and owners from accidental damage. For a small fee, typically paid by the guest, owners have financial protection at much higher levels.

The benefits are many:

Damage Protection eliminates the need to collect a deposit, place it in escrow, inspect the property following the stay, write a check and mail it. This process is a time waster.

$500 is a popular damage deposit amount. With protection at $1,500 or $3,000, you have much higher levels of protection in place. Rug replacement due to a wine spill or a broken cooktop runs more than $500.

Eliminates credit card charge backs for lodging providers who mistakenly think a credit card on file will protect against damage. The credit card companies almost always side with their customer (card holder) when a dispute arises. That means the owner is stuck for the cost of repairs.

Vacations are expensive and when you ask your guest to come out of pocket for hundreds more, it can make the difference between a booking or the need to look elsewhere.

A properly implemented damage program will result in guests calling you to report damage rather than leaving it to be discovered. Often a repair can be made while the guest is there meaning the next guest will not be inconvenienced by something left undone.

Often overlooked is the retention of the relationship with your guest. Homeowners want happy guests who will return again for another stay. When the discussion turns to how much its going to cost to pay for damages, the relationship can go south!

Make damage protection part of every reservation and you will have peace of mind knowing that you are protected and your guests will be happy.

.

Dennis samuelsonhttp://www.blogger.com/profile/17182926243577759353noreply@blogger.com0tag:blogger.com,1999:blog-8874074691500539346.post-62924510444203533052019-07-12T19:50:00.003-07:002019-07-12T19:50:58.057-07:00How Guests Benefit from Damage ProtectionWhen you think of damage protection, you might naturally think the property owner is the only one that stands to benefit. After all, the policy protects the property of the lodging provider. The reality is that accidents happen and repairs can be costly. Add the cost of repairs to an already expensive vacation and its a recipe for stress.

There are endless examples of accidents. They include red wine stains on couches and rugs, broken lamps, broken windows, a dropped skillet on a glass cooktop ... the list goes on. Any of these can add up to a hefty price tag. When you consider coverage that covered 100% of the repair was put in place for somewhere between $59-$79 the savings is considerable.

Another benefit is the elimination of the upfront cost of damage deposits. Lodging providers requirements vary but its not uncommon for damage deposits to be $500 or much more. That's more cash needed to fund a vacation even with the promise of getting it back if there is no damage.

Lastly, guests are at the mercy of fairness and honesty. Cleaning crews have been know to have an accident and report damage as guest damage. The result is an argument over whether the guest was really the responsible party claiming the damage was not there when they checked out. It can be a uncomfortable (& costly) situation.

Bottom line is both parties benefit when damage protection is in place.

The policy supplements or eliminates the need for damage deposits and protects both the guest and lodging provider when accidents happen by moving the risk to the underwriter for a fraction of the cost of what the out-of-pocket cost might be.

Coverage is available in two coverage limits; $1,500 or $3,000 and is underwritten by TERN Financial, a Lloyds of London cover-holder and administered by RentalGuardian.com.

Guest purchases are made online at www.damageprotection.insure without the need to speak with an agent. Coverage must be purchased prior to the start of the stay. Lodging Providers are encouraged to become a registered partner for which they will receive benefits for reoccurring purchases.

Claims are handled online and include the need to upload photos of the damage and receipts for repair or replacement. Reimbursement is typically within 30 days of a completed claim and payment is 100% of the costs as there is no deductible.

Most people naturally think that the primary purpose of damage
protection is to cover the cost of repairs when a guest causes damage to the rental
property. It certainly does that, but its
value is so much more.

Having insurance
in place eliminates potentially awkward conversations with your guest about damage; who caused it, what it costs and who going to pay for it. With damage insurance, that conversation does not have to take place and the guest can depart having enjoyed their vacation experience and hopefully return in the future for another stay, helping to increase overall nights booked and revenue.

Consider the scenario where your cleaning staff calls to let
you know that the guest broke an expensive lamp during their stay. You’ve got to make the call to your guest to
let them know that you need to retain some (or all) of their damage deposit to
cover replacement of the broken lamp.
How many times have you heard the response “it was that way when we
arrived, we didn’t break it.” Perhaps it
was one of the kids who didn’t say anything to the parents or maybe just a
situation where the guest felt the cost of the stay was already expensive enough. Regardless, you now have a situation where
there is not going to be a winner, but instead everyone will lose.

With a protection plan in place, the claim process is easy …
the lodging provider uploads a photo of the damage along with the receipt for
repair and replacement and a check is sent to you for full reimbursement. The guest benefits by transferring much of
the risk to the insurance company as they pay a small damage waiver fee at the time
of reservation. As the lodging provider, you didn’t have to have that
conversation to let them know that their vacation is going to cost a little more than what was
anticipated & budgeted.

Fortunately, you put insurance in place with each
reservation. The guests in the above scenario departed happy
and will be back again for another stay down the road! Damage protection is like any insurance … it
transfers financial risk to the insurance underwriter. It’s not always needed but when accidents
happen (and they will), everyone is happy the insurance is there.

For most vacation homeowners and managers, the days of collecting damage deposits for a rental stay are gone. Here’s a quick list of 10 reasons why so many lodging providers prefer damage protection:

Simplified Process: collecting and returning damage deposits are a hassle! You must collect the funds, deposit them, inspect for damage and then return at the end of rental assuming no guest damage. It's an involved process.

No Need for a Separate Escrow Account: If you are collecting damage deposits, you really need to have a separate escrow account to which you can deposit the funds. This money belongs to the guest and not you and therefore should not be commingled with your operating funds. Escrow accounts are really just temporary holding accounts you set up with the bank.

Damage Protection Benefits Both the Lodging Provider and Guest: Letting a guest know that you are charging them for damage rarely sits well with the guest. Damage protection is meant to cover both the guest and the lodging provider whereby in the event of accidental damage, both parties are happy that the insurance is in place.

Guests Prefer Damage Protection: Guest surveys have shown that guests prefer to pay a reasonable fee for damage protection rather than tying up their money for long periods of time as a deposit against accidental damage. The number is big; 75% according to HomeAway.

Returning Guests: Happy guests are likely to return for another stay. End the stay on the topic of paying for damage, they are likely to find another accommodation next time.

You Determine the Guest Fee: Most lodging providers elect to pass the cost of the damage protection policy along to the guest as a ‘accidental damage protection’ fee with each reservation. You determine if that is at the retail cost or some other amount.

Eliminates the Bad Guest Review: Take money out of the pocket of a guest and you open yourself up for a bad review. It’s the guest’s way of ‘getting even’.

Holding a Credit Card is not ideal: Credit card chargebacks are common when lodging providers attempt to use them to pay for damage. The credit card company will typically side with their customer when a dispute arises. If you hold a credit card there is a good chance you will be left holding the cost for repairs.

Hassle Free Claims Process: In the event of damage, you complete an online form, upload a photo of the damage and copy of the receipt for repairs or replacement. Claims are paid in 30 days or less.

Damage Protection is Available Online: The process is quick and easy when purchased from Protection Brands, a RentalGuardian.com company. Just visit www.getdamageprotection.com and register. Once registered its easy to purchase a policy. The website is designed to allow you to save your property and credit card information, if desired for even faster visits for future purchases.

If you are among those who are still managing damage deposits, you may want to consider the benefits of implementing a damage protection plan.Dennis samuelsonhttp://www.blogger.com/profile/17182926243577759353noreply@blogger.com0tag:blogger.com,1999:blog-8874074691500539346.post-41241672164974672092018-08-03T07:51:00.001-07:002018-08-03T07:51:20.672-07:00AAA reports Travel Insurance sales up 20%

AAA says its travel insurance sales have increased more than 20% this year, following a 13% rise in 2017.

"Travelers are increasingly not taking chances, and they're choosing to invest in the value and peace of mind that travel insurance can provide, for international as well as domestic and cruise vacations," said Bill Sutherland, senior vice president of AAA Travel and Publishing.

A recent AAA survey revealed that 38% of travelers are likely to purchase insurance for future international trips. The most valuable benefit to consumers is trip-cancellation protection.

Seventy percent said the cost of their trip is the leading factor for deciding whether to purchase insurance. Other considerations are personal or family health concerns (69%), how far into the future the trip is booked (61%) and recommendations from friends or family to purchase insurance (57%).For those travelers, trip cancellation protection is the most valuable benefit with 9 in 10 (88 percent) of those likely to purchase insurance saying that getting their money back, if they cancel a trip, is their top priority.

“There are just too many unknowns, like family emergencies and natural disasters, which can throw an unexpected wrench into a planned vacation. Travelers are increasingly not taking chances and they’re choosing to invest in the value and peace of mind that travel insurance can provide, for international as well as domestic and cruise vacations.” said Robert Sinclair, Manager of Media Relations for AAA Northeast.

For its survey, AAA conducted a telephone survey of landlines and cell phones in June. In total, 1,003 adults in the continental United States were surveyed.

Insurance is a means of protection against financial loss. It is a form of risk management, primarily used to hedge against the risk of a potential or certain loss. When you purchase insurance, you ‘transfer the risk’ because the insurer is taking the risk of the loss in exchange for a premium payment, which is typically a fraction of the loss amount.

Not always is insurance a necessity in travel. The numbers show that stuff happens and you’ve got somewhere around a 20% chance of an event happening that could interrupt your travel plans or even cause you to cancel your trip. Plans vary but typical covered events range from sickness, weather, death, accidents, flight delays and the like. Additionally, insurance will provide other benefits like medical payments and emergency medical evacuations which can be very costly.

With only a 20% chance of something happening, that means 80% of the time you probably won’t require coverage. But isn’t that the case with all insurance? When you purchase homeowners insurance, you pray that your home won’t catch fire (odds are with you) or someone will get injured, but it’s good to have the peace of mind knowing that if something happens, your insurance has you covered.

It’s no different with travel insurance. If you are comfortable with the financial risk, then travel insurance may not be for you. Your risk likely includes the out of pocket cost of lodging accommodations, flights and maybe some event reservations, all of which are typically non-refundable. On the medical side, travel policies provide coverage up to $25,000 for medical expenses and up to $250,000 for emergency evacuation.

The cost for insurance is seven percent of the coverage amount. So for $70, you can insure a $1,000 trip. It's a relatively small price to pay as you don’t know when there will be an event that puts a crimp in your plans. Often that event is something related to another family member who may not even be in your traveling party.

The bottom line is to assess your tolerance for risk and make a choice at the time of booking your travel. Once something happens, it’s too late for travel insurance.
Accidents happen and when they do they can be expensive. As a property manager, I got a call one day from a guest that they had dropped a skillet onto the cooktop resulting in broken glass!
Fortunately, we insure all of our reservations with damage protection from Rental Guardian. A call to the appliance repair folks and a new glass top was installed. Reimbursement was easy as all had to do was initiate a claim online, uploaded a photo of the damage to their system, along with a copy of the repair bill and a check was received for the full amount of the $850 repair.

Damage isn’t always as simple as a couple of broken wine glasses or a towel bar torn from the wall. Sometimes repairs can really add up. This event turned out to be much better than it could have been as both the guest and property manager benefited from the implementation of our use of damage waivers in lieu of collecting and managing damage deposits. We all left on good terms and my expectation is that we will see this guest again in the future in one of our properties.
There is a lot of talk in the Airbnb community about damage caused by guests and homeowners stuck with a repair bill. An option for vacation homeowners is to do as the professionals do and protect against the financial risks of damage by purchasing damage protection coverage.

What is Damage Protection? It is a contents-only property protection program that provides first-dollar coverage for most “to-the-studs” contents damages including flooring, carpeting, dry-wall, appliances, furniture and other items that are part of the rental property. If accidental damage should occur during a covered stay, managers receive reimbursements covering the costs of repair and/or replacement of the damaged items.

The professionals buy coverage and pass along the cost to the guest in the form of a 'damage waiver' fee. The challenge for those who list with Airbnb is there is no an easy way to add the cost as a fee to the reservation. What you don't want to do is to add the fee as an Airbnb 'damage deposit' as those funds are collected and then returned to the guest at the end of the rental period.

The only real way to add a damage waiver fee in their current system is to either increase the nightly rate or to add it to the cleaning fee. In either case, you would want to let the guest know that included with their reservation is coverage against accidental damage.

Protection Brands provides their partners with suggested verbiage for their listings and rental agreements to make the process of adding additional protection easy. Claims are filed online and reimbursement is made within 30 days.

Cancel For Any Reason (CFAR) coverage is optional coverage that wraps-around a traditional travel policy to provide greater flexibility for the traveler. This benefit comes with an additional charge over a standard policy, but includes extended coverage that many travelers find worthwhile.

Play Travel Protection Program is packed with valuable protection underwritten by Nationwide Insurance with thirty covered events that provides 100% reimbursement for canceled or interrupted travel plans. It protects against the loss of pre-paid, non-refundable expense should you find that your travel plans need to be canceled or get interrupted mid-stream. CFAR added flexibility provides the ability to cancel your trip for any reason or no reason at all!

Here are some common reasons why travelers opt for Cancel For Any Reason coverage:

Traveler simply changes their mind and decides not to go on their trip.

Unfavorable weather at the destination: poor snow on the ski slopes, predictions of rain for the golf trip

A major work-related obligation arises that traveler must attend.

A child has an unplanned can’t-miss sporting event.

Traveler has a problem with their passport or travel visa.

The family pet is sick and traveler can’t be away.

And, many other unforeseen situations that could arise that are not covered by traditional travel insurance.

Unlike standard travel protection, CFAR comes with some added restrictions and limitations as follows:

CFAR coverage is only available for purchase at the time of the initial trip deposit or 14 days thereafter.

Cancellation with the travel supplier must be made at least 48 hours prior to the trip start date.

Benefits are 100% reimbursement for a covered reason and 60% reimbursement for non-covered (CFAR) events

Life happens… and Cancel For Any Reason is there for you!

If travel protection is part of your travel plans, opt to purchase it at the time of your reservation and enjoy the added benefits at no additional cost. which a person has had symptoms and sought diagnosis and is under medical
